A flat roof fails from the deck up. Old chipboard swells once water gets under the felt, the surface goes soft and spongy, and every patch on top just moves the leak along. That is why we replace a failed flat roof from the joists, not from the top layer.
We strip the old covering and the deck, check the joists and replace any that have rotted, then lay a new OSB deck before the covering goes on. You choose the system: torch-on felt in two or three layers with a mineral cap sheet, a single sheet of EPDM rubber, or GRP fibreglass laid in place with a resin topcoat. Upstands are dressed up the wall, new trims go round the edge and rooflights are sealed into the deck, not bolted on afterwards.

Torch-on felt is the most familiar and suits most extensions and garages. EPDM rubber is one single sheet with no joints, good on simple shapes. GRP gives a hard, walkable finish and handles awkward details well. We recommend the one that suits your roof, not the one with the biggest margin. Our flat roof types guide explains the differences.

Yes. Rooflights and roof windows are built into the new deck with proper upstands, which is the only way they stay watertight.

Small splits and failed upstands can be repaired. If the deck is soft, a repair only moves the leak, and we will show you why.
