Flat roofing in Brighton for extensions, dormers and garages

Flat roofing in Brighton, from Hanover back additions to Patcham garages, stripped to the joists and relaid in torch-on felt, EPDM rubber or GRP with a 25-year guarantee. Ring 01273 110909 or send the form for a free quote from William.

Brighton has a flat roof on almost every street. Victorian terraces carry them on their two-storey back additions, Regency houses hide them behind the front parapet, and the inter-war semis on the edge of the city have them on garages, side extensions and loft dormers. Most were last covered decades ago, and many have had a new layer of felt laid straight over the old one.

When a roof like that fails, the covering has split, the deck underneath has gone soft, and the leak shows up on a kitchen ceiling a metre away from where the water gets in. We strip it back to the joists, put down a new deck and lay one system properly, finished with new upstands, flashings and edge trims.

Flat roofs across Brighton, area by area

Hanover, Round Hill and Elm Grove

Tight terraces on steep streets, most with a two-storey back addition and a later kitchen extension behind it. The flat roof often sits right under a bedroom window, so it gets stood on, and the joint where it meets the main wall is where it leaks.

Kemptown and the Regency squares

Tall stucco houses with roofs hidden behind parapets: flat sections, valley gutters and box gutters that cannot be seen from the street. Leaks here run a long way inside the walls before they show, so we trace them from the roof and the top floor.

Preston Park, Fiveways and Withdean

Edwardian and inter-war houses with bay tops, rear extensions and loft conversions with flat-roofed dormers. Dormer cheeks and the flat top meet at an upstand that needs dressing properly, or the rain gets behind it.

Patcham, Westdene, Hollingbury and Woodingdean

1930s semis and bungalows with flat-roofed garages, porches and side extensions. Many are still on their original felt, laid on chipboard that swells once water gets in, so the roof sags and holds puddles after every storm.

Why flat roofs give up early on the Brighton coast

Brighton gets its weather straight off the Channel. South-westerly gales drive rain sideways into upstands and under edge trims, salt air dries out old felt and mastic, and the sun on a south-facing extension cracks a cap sheet that has lost its mineral finish. Roofs with too little fall hold water for days, and ponding is the fastest way to wear out any covering.

The signs to look for from an upstairs window: blisters and bubbles in the felt, splits along the edge trims, puddles that are still there two days after rain, moss growing in the low spots, and a soft or springy feel near the house wall. Inside, a stain on the ceiling under the extension or damp coming down the wall below the upstand means water is already in the deck.

Felt, EPDM or GRP for a Brighton flat roof

  • Torch-on felt. Two or three layers bonded to the deck with a mineral cap sheet. It suits most extensions and garages, takes foot traffic and is easy to repair later.
  • EPDM rubber. One sheet of rubber with no joints across the roof. It is the neat choice for simple shapes such as garages and single-storey extensions, and it is laid cold, which suits roofs close to timber cladding or dormer cheeks.
  • GRP fibreglass. Laid in place with a resin topcoat for a hard, walkable finish. It is the one for balconies, roof terraces and roofs with rooflights and awkward corners.

How a new flat roof goes on

Look and measure

William gets up to the roof, checks the deck, the falls and the joint to the house, and looks inside where the water shows.

Written quote

The system, the deck, the trims and the price, in writing, before anything starts.

Strip and deck

The old covering and boards come off, any rotten joists are replaced and a new OSB deck goes down.

Lay and finish

The new covering, upstands dressed up the wall, flashings, trims and outlets, then the 25-year guarantee in writing.

Access, parking and permits in Brighton

A lot of Brighton's terraces have no back access, so the old roof comes out and the new materials go in through the house. We sheet the floors and stairs, keep the mess to the route we agreed with you and clear up at the end of every day.

Most of central Brighton sits inside a controlled parking zone, and a skip or scaffold standing on the road needs a licence from Brighton & Hove City Council. We look at the street when we survey the roof and tell you in the quote if your job needs one.

Brighton has dozens of conservation areas. Re-covering an existing flat roof like for like does not usually need planning permission, but changing its shape, raising it or adding a roof terrace can, and listed buildings need consent for most changes. If your roof falls into one of those, we tell you before you sign anything.

What flat roofing in Brighton costs

Our flat roof cost guide gives the 2026 ranges we work to: about £1,200 to £2,500 for a single garage and about £2,000 to £4,500 for a rear extension of 15 to 25 square metres, both with a new deck. Each rooflight built in adds about £400 to £900. The deck, the height and the access move the price more than the choice of felt, rubber or fibreglass, which is why every quote comes after we have seen the roof. Flat roofing in Brighton: questions

Do you replace flat roofs on terraced houses in Brighton with no rear access?

Yes. When there is no back access, the job goes through the house: floors and stairs are sheeted and the old roof comes out the same way.

Will I need planning permission for a new flat roof in Brighton?

Not usually for a like-for-like re-cover. Raising the roof, changing its shape, adding a terrace or working on a listed building can need permission, and we tell you at the survey.

Do I need a skip permit in Brighton?

Only if the skip or scaffold has to stand on the road. Brighton & Hove City Council licenses both, and we tell you in the quote if your street needs one.

How long does a flat roof take in Brighton?

A garage or small back addition is usually one day. A larger extension, or a roof that needs new joists, takes two to three days.

Can you fix a leaking flat roof instead of replacing it?

Often, yes, if the deck is still sound. We check it first and tell you straight whether a repair will last or the roof needs replacing.
