A chimney stands proud of the roof and takes the full force of the wind and rain off the sea. Mortar joints wash out, the sloping mortar cap at the top, called the flaunching, cracks, and the lead where the stack meets the tiles lifts away. Water then runs down inside the brickwork and shows up as a stain on the chimney breast.
We repoint stacks, rebuild flaunching, fit new pots and cowls and renew the lead: step flashings up the sides, an apron at the front and a back gutter behind. Ganga's review from August 2026 sums up a typical visit: chimney repointed and broken tiles replaced on the same trip.
Chimneys that are no longer used can come down to below the roof line, with the gap tiled in to match, which removes the maintenance for good. Leadwork elsewhere, on valleys, dormers and abutments, is covered too, so roof and chimney repairs are done on one visit with one set of access.

Rain getting in at the flashing, the flaunching or the brickwork is the usual cause. Condensation from an unused, capped flue is the other. We check both.
Short stacks on a bungalow or semi are reached with roof ladders. Tall stacks on terraces need a chimney scaffold for safety, which goes on the quote.
