A new roof cost in Brighton in 2026 depends on the size and shape of the roof, the tile or slate you choose, the access and what is found under the old tiles. These are the budgets to plan with, then a free quote from us turns them into a real number for your house.
Budgets by house type
For a two-bedroom terrace with a simple pitched roof in concrete tile, plan for about £5,500 to £9,000. A three-bedroom 1930s semi with a hipped roof, the most common re-roof we do, comes to about £7,500 to £12,000. A detached house or a large hipped bungalow runs from about £11,000 to £18,000. These include scaffold, skip, strip, new membrane and battens, new tiles and dry fix ridges and verges.
Slate costs more than tile
Natural slate costs more to buy and takes longer to lay than concrete tile. On a terrace, a natural slate re-roof comes to about 30 to 50 per cent more than the same roof in concrete tile. Plain clay tiles sit between the two, because a plain tile roof needs far more tiles per square metre.
What moves the price
Hips and valleys add cutting and lead. Chimneys add lead flashings and, if they need it, repointing. Dormers and roof windows add time. Three-storey terraces in central Brighton need taller scaffold than a bungalow in Woodingdean. And rotten rafters or wall plates found once the tiles are off are priced separately, because no roofer can see them from the ground.
What a proper quote should list
Scaffold and skip, the strip, the membrane and batten spec, the tile or slate by name, the lead work, how the ridge, hips and verges are fixed, what happens if rotten timber is found, the start date and the guarantee. Ours lists all of them, with our 25-year guarantee on the new roof.
Repair or replace?
If the same leak keeps coming back, tiles slip every winter and the felt in the loft is torn or crumbling, the money spent on repairs is better put towards a new roof. If the problem is one valley, one ridge or one chimney, a repair is the right answer, and we tell you which you have.

Is scaffolding included in these budgets?
Yes, standard house scaffold is included. Bridging a conservatory, reaching over an extension or a tall terrace adds to it.
How long does a re-roof take?
Four to five days on the roof for a typical semi once the scaffold is up. One of our customers reviewed her 1930s semi re-roof as four days start to finish.
Can I get a fixed price?
You get a written quote for the roof as described. The one item that can change is hidden rotten timber, and we photograph and price it before fitting anything.
